Rental Terms and Conditions

Confirmed Reservations:

At the time of your booking a 25% deposit is required to hold your reservation.  The full balance is due 60 days prior to your arrival.  Reservations made within 60 days of your arrival are due at the time of the booking.  We accept E-transfers and or PayPal.

Cancellation Policy:

Please note that all bookings within 60 days of arrival are considered final, and all payments are non-refundable.  Adverse snow conditions, wildfires, flight cancellations, airport or road closures, war or acts of terrorism, illness, bereavement, exigencies of business cannot be accepted as reasons for cancellation.  If Wildfires are present in the area we do not offer refunds for weather conditions and/or smoke in the air. Refunds will be provided if Evacuation Orders have been given to your specific location.  Evacuation Alerts would be cause for a credit only. Northern Host Rentals recommends purchasing 3rd party travel/cancellation insurance.   

Covid Cancellation Policy:  No travel advisories cannot be considered reason for cancellation.   If you wish to cancel due to the potential of a Covid travel ban concern, please do so at minimum 60 days prior to arrival.  Cancellations within 60 days of arrival without a government travel ban or will not be accepted.  

Damage Deposits:

All properties require a $500-$1000 damage deposit which is fully refundable given no damage was done to the property, no evidence of smoking was found, and all garbage, recycling and excess food was removed at check out.  Damage deposits are taken directly by Northern Host Rentals for all bookings independently and outside of (Airbnb).  All other direct bookings including those from VRBO will be required to provide a pre-authorization of your credit card in the amount of the required Damage deposit.    

Pets:

Our homes are not able to accommodate Pets of any kind unless agreed to in advance.  If Pet’s are found to be present without consent, a fee of $400 will apply.  If agreed upon a nightly pet fee will apply and larger damage deposit required.  Pets must remain off furnishings and excess pet hair to be removed and cleaned prior to departure.  Pets must never be left unattended in the home unless they are in a secure and gated area.  Pet owners must practise the highest and responsible care and pick up after their pet in all areas. 

Maximum Occupancy:

The maximum number of guests who may stay overnight in the property is the number agreed upon at the time of the booking.  No additional overnight guests are permitted.

Parking:

Our properties have one (or more depending on the home) designated parking spots available for each property.  Parking instructions are provided with each home. Homes do not have unlimited parking capabilities.  Please ensure if you are driving an over height vehicle that you have enquired about Parking options.  All our properties in Osoyoos do not provide parking for Boat Trailers, we provide locations on where to launch your boat and where to park your boat trailer in our arrival details.  Vehicles with oil found leaking on driveways will be held responsible for the clean-up fees to remove the oil. 

Moorage:

We have a few select properties that offer a Boat Slip with their home please enquire specifically if you are planning to bring a boat and require moorage.  Otherwise, we can also provide information for Day parking or weekly parking for your boat and trailer through 3rd party companies.

Golf Carts:

Golf Cart Rentals are made available through a 3rd party and recommended for properties in The Cottages on Osoyoos Lake.  Some properties may provide the Golf Cart rental included in their rental and other properties provide the option to rent.  The Cottage rules, regulations and bylaws must be adhered to with regards to Golf Cart rentals, min age drivers and responsible usage of them. 

Check in / Check out:

Check-in time is 4pm.  We cannot accept earlier check-ins without prior approval. Check-out time is 10am and we cannot accept later check-outs without prior approval at least 48 hours before the time of check out.  Absent such approval, if you have not completely checked out of the property by 10am we are required to charge a late check out fee of $150 from your damage deposit.  The cleaners must be able to access the Driveway and or Home/Condo by 10:05am clear of any luggage, guests and vehicles. 

Min Age Policy:

Your party configuration must be the same as when you booked the property. Minimum age policy applies to all homes 25 years.   

Noise:

Excessive noise will not be tolerated at any time of the day.  Our properties are situated in quiet residential neighbourhoods and or quiet residential buildings. No parties or playing loud music is permitted, and between 10 pm and 8 am no noise should be heard outside the property.  Your security deposit will be forfeited in its entirety if we receive any noise complaints after the first warning has been given.

Housekeeping:

The property will be professionally cleaned for your arrival.  Additional cleaning and laundry services during the stay are provided only upon payment and agreement prior to arrival.  Adequate towels/ beach towels are provided for each home relative to how many guests.  Should you have any concerns about the cleaning please contact us immediately upon arrival so we can remedy the situation immediately.  

Hot Tub Servicing:

Hot tubs are serviced regularly, but no guarantees are offered in respect of the temperature, water quality, water jet performance or usability of any hot tub offered as part of this rental agreement. If you experience any problems with the hot tub we will send a technician to address the problem as soon as we can, however delays may be experienced in restoring hot tubs to working order.

Returning Guests:

As a returning Guest of Northern Host Rentals, we would like to offer 10% off your next stay with us!  This offer is only available when you book directly through us and not a 3rd party platform.  This discount is only valid for repeat Guests and must be applied to the reservation at the time of the booking.  This offer is subject to change without notice.

Liability Clause:

Northern Host Rentals accepts no responsibility for liability associated with theft, accident, injury, death, damage, delay or distress that may arise during your stay, or from the use of any trails/ exterior area that may give access to the property, whether or not arising from negligence on the part of Northern Host Rentals, or the owners of the property you are renting.  Each home is privately owned and subject to availability.
