We are new to the short term rental market so having Martine’s support in not only addressing the needs of the short term rental clients, but helping with maintenance issues was imperative. During the summer we had a leak in our laundry room ceiling which is a concern as we live in Port Coquitlam. Martine made the arrangements to ensure the required contractors entered the suite, shut down the water and identified the issue. Martine provided this support which is ideal as we have no connections for contractors in Osoyoos.

My wife and I decided to create some extra cash flow by creating a two-bedroom VRBO self contained basement Garden suite with a screened patio. We had never thought of being VRBO owners before. We moved to Osoyoos, B.C., where VRBO’s are quite common and thought we should give it a try. So, after a laborious project of renovating our basement, we sought out an agent to look after the bookings and all details required to operate a successful VRBO. We didn’t want to over burden ourselves with all the nitty gritty details, such as booking, screening guests, janitorial services and the other details to operate a successful VRBO.

We asked some other VRBO owners in the area as to who looked after their property, a number of them managed the property themselves and highlighted some of the problems and pitfalls associated with self managing as well as owners who hired an agent to look after all the details. As we were new to the process, we decided that to run a successful VRBO we would hire an agent.

A neighbour referred us to Martine of Northern Rental. In discussion with Martine, we were impressed with her knowledge on the vacation home rental business. We had a number of discussions with Martine during the renovations to make sure we were completing the renovation that would meet the needs of discriminating guests.

Once we opened the doors, Martine looked after every detail and to our surprise our first season’s occupancy was well beyond our expectations even though we were operating in the middle of a pandemic. Martine kept us informed throughout the season re: bookings, guest’s requirements , janitorial service, etc. At the end of each month Martine provided a detailed financial spreadsheet illustrating revenues and expenses, amounts remitted to the appropriate government agencies and deposited our net revenue into our bank account. Martine accomplished what we were looking for, we are now VRBO operators with no stress.

Housekeeping

One of the most critical aspects to doing Vacation Rentals right is keeping our Housekeeping to the highest standards. We seek to contract and work with top quality professional cleaning companies with very high standards and years of experience. Maintenance issues are noted, brought to my attention and photographed by our cleaners so we can work to repair issues quickly and efficiently to keep your home in great condition.

Professional Photography

The Vacation Rental industry is competitive and to stay ahead of the competition we need to put our best foot forward and use the best marketing tools available. Professional Photography is essential. We source and work with trusted professional photographers in each area. They specialize in real estate photos and can successfully capture excellent visuals of your home so that each potential Guest can experience and trust the Home they are wishing to book was accurately marketed.

Monthly Statements

We provide monthly revenue statements to our owners with a detailed breakdown of income and expenses. We collect and remit necessary taxes on your behalf and can communicate with your accountant to ensure they have all the correct information. If you are a non-Canadian owner, we can assist your accountant with non-resident Tax Withholdings.

Guest Care

We work hard to prioritize guest care and do our absolute best to provide an exceptional experience for each guest during their stay. Our hope is for repeat business, the best marketing strategy, and excellent guest reviews. We like to keep in touch with the guests once they have arrived to ensure they are comfortable and have everything they need. We use a dynamic pricing model and software that pulls data from existing comparable listings in your neighbourhood. It takes into consideration seasonal demand, historical demand, events in the area and generates rates that fluctuate daily. We monitor this activity every couple of weeks and make any adjustments necessary to keep your listing fresh and competitive. Availability Calendars are updated and synched together throughout all the platforms so that all the information is consistent and up to date.

Staging Your Home

Before getting started and with the help of our Professional Cleaning teams, we take a virtual walk through your home. We create a list of necessary items to stock, purchase and or upgrade on your behalf. We want to offer an exceptional experience for your guests so it is important that we provide the best quality linens, fresh and fluffy towels, soaps, shampoos and body bars, a fully stocked kitchen as well as all the extra little details that we know make the difference in an enjoyable and memorable Vacation.
